We work on a percentage of gross revenue, never a flat fee, so we only do well when you do. The exact number depends on the unit, the location and the operating cost we're underwriting, and gets set after the forecast lands. Industry norm is 15 to 25%; we're inside that band.
You can leave with 30 days' notice. We don't run long contracts at our stage because we don't need to: the 7-day effect is the test. If we don't move the numbers, you walk. No exit fees, no surprises.
Every guest is screened on ID, prior review history, and stay purpose before a booking confirms. Each stay carries a deposit and is underwritten by platform damage protection (AirCover, Booking partner liability, etc.). We do a checkout audit on every turnover and flag damage in writing within 24 hours.
We honour every confirmed booking on your calendar. The transition is invisible to those guests; we step in as the operator behind the scenes. New bookings from day one go onto the new pricing and channel mix.
Yes. You block dates in the owner calendar any time you want it. Most owners use their unit 2 to 4 weeks a year for family visits, and that's already priced into your forecast.
Guests pay the cleaning fee on each stay (passed through cleanly, no markup from us). Consumables (coffee, soap, linens) come out of revenue and are itemised on your monthly statement. Repairs under AED 500 we handle and bill at cost; anything larger gets approved by you first.
Every short-let in Dubai needs a DTCM Holiday Home permit. We handle the application and annual renewal. The 5% Tourism Dirham is collected from guests and remitted automatically. VAT on management services is handled cleanly on your monthly statement.
